HOW IT WORKS

A result to understand, not just read.

Test how the amount borrowed, interest rate, term and payment frequency affect a fixed mortgage payment. Monthly, twice-monthly, biweekly, weekly, quarterly, semiannual and annual schedules are compared using the same inputs.

    FREQUENTLY ASKED QUESTIONS

Does a longer mortgage always cost less each month?+

Usually yes, but the loan is outstanding for longer and total interest normally increases.

Are fees included in the payment?+

No. Valuation, arrangement fees, insurance, taxes and legal costs must be added separately unless your lender includes them in the financed amount.

    RESULT GUIDE

How a fixed mortgage payment is calculated

The calculator applies a constant payment at the selected frequency. Early payments contain more interest; later payments repay a larger share of the original capital.

    01 · FORMULA

    Level-payment formula

    Payment = P × r × (1 + r)ⁿ ÷ [(1 + r)ⁿ − 1]

P is the principal, r is the nominal rate converted to the selected payment period and n is the total number of payments. At a zero rate, principal is divided by that payment count.

    02 · WORKED EXAMPLE

    Example: €150,000 over 25 years

    • principal: €150,000
    • fixed nominal annual rate: 3.20%
    • term: 300 months
Estimated payment €727.02; total repayments €218,105.54; interest €68,105.54.

This example excludes valuation, lender fees, insurance, taxes and legal costs.

03 · HOW TO READ IT

    How to interpret the result

    • Test several terms: a longer term lowers the payment but usually raises total interest.
    • Use the nominal rate for the payment formula and the APR or equivalent disclosure rate to compare the overall cost of offers.
    04 · LIMITS

What the estimate does not include

    • It models a constant rate and does not forecast variable-rate changes.
    • Your lender’s offer and amortisation schedule remain the authoritative figures.
